Selling

Priced right,
or it sits.

The market does not care what you need to get out of the house. It answers the price you ask. My job is to tell you the truth about that number before we publish it, and to fix it fast if the market disagrees.

What is it worth

Send me the address.

Not an instant number from a website. I will look at what has actually sold near you, tell you what I think it is worth and why, and show you the comparables so you can argue with them. No listing agreement and no obligation.

01

A real opinion of value

Not a number designed to win your listing. I will walk the house, pull what has actually sold nearby, and show you the comparables I used so you can argue with them.

02

Prep that pays for itself

Some work returns more than it costs and most does not. I will tell you which is which, and where doing nothing is the right call.

03

Photography and the listing itself

Buyers meet your house on a phone screen first. Professional photography, a written description that says something, and the listing detail filled in properly so it turns up in the searches that matter.

04

Offers, and the awkward conversations

Reviewing terms rather than just the top number, handling inspection requests, and keeping the lender and escrow moving. When a buyer arrives without an agent, all of that lands on my desk instead of being split.

A real one

The listing where the buyer had no agent.

A split-entry in Mountlake Terrace that I listed and sold in February. The buyer arrived without an agent, which put every piece of the transaction on my desk rather than half of it.

That is more work than a normal sale and it is also more control. Every deadline, every form and every conversation with escrow ran through one person. Pricing is the other decision that is hard to walk back, and the sooner you hear an honest number the cheaper the whole thing gets.

Cover of the Guide to Selling Your Home

Yours to keep

The Guide to Selling Your Home.

Nineteen pages on what actually happens when you sell, written for my own clients rather than for the internet. Pricing, the repair list, what I do to market a house, agency law, and how I am paid.

It covers the things sellers ask me in the kitchen: what is worth repairing before you list and what is not, what a comparative market analysis is measuring, what shows up on a closing statement, and the moving checklist nobody remembers until the week of.
