Privacy Policy
This site is small and so is this policy. It describes what richdemoors.com collects, who else gets to see it, and what I do and do not do with it. No jargon, and nothing here is written to be clever.
Who this is
This website is operated by Rich Demoors, a real estate broker licensed in Washington State, licence number 25023275, working through Windermere Real Estate / Arlington at 210 E Burke Ave, Arlington, WA 98223. Windermere Real Estate / Arlington maintains its own privacy policy, which covers the brokerage. This policy covers this website.
The short version
If you fill in a form here, I get your name and how to reach you, and I use it to reach you back. I do not sell it, rent it, or hand it to a lead company. If you only read the site and leave, the main thing that happens is an ordinary server log entry, plus a handful of third parties see that your browser asked them for something.
What you hand over on purpose
There are two forms on this site. The contact form asks for your name, email address, phone number and message, and gives you optional fields for what the enquiry is about and your rough timing. The Keys to the Deal form asks for your name, email address and what you would like the show to cover.
Both forms are processed by Netlify, the company that hosts this site. Submissions are stored in my Netlify account and emailed to me. I read them myself.
Both forms also carry a hidden field that real people never see. If it gets filled in, the submission is treated as automated spam. That is its only purpose.
I use what you send me to answer you, and to carry on a conversation if you want one. If that turns into working together, the information becomes part of an ordinary transaction file governed by Washington real estate law and my brokerage's record-keeping obligations, not by this page.
What gets collected without you doing anything
Like every website, this one sits on a server that keeps logs. Those records include your IP address, the type of browser and device you used, which pages you asked for, and when. Netlify generates and holds these. They are used to keep the site running and to work out what is broken, not to build a profile of you.
Who else sees something when a page loads
A few things on this site are served by other companies. When your browser loads a page, it asks them directly for those pieces, and in doing so tells them your IP address and roughly what you are looking at. You should know who they are.
Netlify hosts the site and handles form submissions.
Google Fonts supplies the two typefaces this site uses. Your browser requests them from Google on every page.
Facebook supplies the video players embedded on some pages. Where one of those appears, Facebook can see that your browser loaded it and may set its own cookies, whether or not you have a Facebook account.
Windermere Real Estate / Arlington supplies the property search tool embedded on the search page. What you do inside that search window is handled under the brokerage's privacy policy, not this one.
There are also plain links out to places like Instagram, LinkedIn, Google Maps, the NWMLS and various county and government pages. Once you click one of those, you are on their site under their rules.
Advertising
I advertise this website through Google Ads. Google's tag on this site records when someone arrives from one of my ads and whether they went on to contact me, and it allows Google to show my ads again to people who have visited. This is measurement and advertising, not a dossier. I never see the identity of anyone in those audiences, only counts.
You can switch personalised advertising off at Google My Ad Center, and you can opt out of interest-based advertising more broadly at optout.aboutads.info. Your browser's own settings will also let you block or clear cookies, and this site works fine without them.
What I do not do
I do not sell your information. I do not rent it. I do not pass it to lead-generation companies or referral networks, and I do not add you to a mailing list because you asked me a question. If you ever get something from me you did not ask for, tell me and it stops.
How long any of it is kept
Form submissions stay in my Netlify account and my email until I clear them out. Enquiries that turn into a transaction are kept as long as Washington real estate record-keeping rules require. Server logs are kept on Netlify's ordinary retention schedule. If you want your enquiry deleted, ask me and I will delete it, unless it has become part of a transaction record I am legally required to keep.
Your say in it
You can ask me what I hold about you, ask me to correct it, or ask me to delete it. Email or call, and use the same address or number you used with me so I can tell it is you. There is no form for this and no fee.
Children
This site is meant for adults doing adult business. It is not directed at children and I do not knowingly collect information from anyone under 13. If you think a child has sent me something, tell me and I will remove it.
Fair Housing
I follow the Fair Housing Act and Washington State fair housing law. Nothing on this site, and nothing I do with information collected here, is used to treat anyone differently on the basis of a protected class. The brokerage's fair housing notice sets out the detail.
If this changes
If I change how this site handles information, I will change this page and move the effective date at the top. There is no version history worth keeping for a site this size, so the date is the honest signal.
