Aerial view of the 2.30 acre parcel at 16902 McElroy Road with the boundary outlined in red

Own 2.30 acres of fully forested Pacific Northwest land in the Arlington area. A rich canopy of trees creates natural screening and an inviting woodland setting, offering a compelling canvas for a buyer with vision. There is potential here for a future homesite tucked among the trees, a place to enjoy the outdoors, or a long-term land holding, subject to applicable approvals.

Rural character with Arlington, Highway 9 and I-5 within reach. Bring your boots and walk it.

Buyer to verify access, boundaries, zoning, utilities, well and septic feasibility, critical areas and suitability for intended use. Electricity is available at the property; sewer is not. Ask me what the county will actually let you build before you write anything.

The closings

Four sets of keys,
and what it took.

Listing photography belongs to the broker who commissioned it and comes down when a sale records, so these are told in the record rather than in pictures.

01

7905 Jensen Farm Lane, Arlington

Two-story with a gas fireplace, soaring ceilings, picture windows and skylights. Stainless appliances and counter seating in the kitchen, a formal dining room, a primary suite with vaulted ceilings and dual walk-in closets, upstairs laundry, a three-car garage and a large fully fenced lot.

02

7313 228th Street SW, Mountlake Terrace

A split-entry in the Lake Ballinger neighborhood on a 7,405 square foot lot, with a versatile layout and a cozy fireplace. It listed in January at $725,000 and recorded in February at $650,000, so it took a price correction to find its buyer. That buyer was unrepresented, which put every piece of the transaction on my desk.

Two of these are the same client

Numbers 02 and 03 are one household, four months apart. I represented them buying the hobby farm on 123rd in November, then listed and sold the Mountlake Terrace house in February. Buying before selling is the order that leaves you holding both at once, and it is the order most people end up in when the right place turns up first.

What a bridge loan is and how it works

One of these was harder than it looks

The Mountlake Terrace buyer had no agent.

When a buyer comes in unrepresented, the listing agent does not suddenly represent them. What happens instead is that every piece of the paperwork, every deadline and every conversation with the lender, the inspector, the appraiser and escrow runs through one desk. Mine.

It closed. It also became the thing I get asked about most, so I wrote it down.
