Privacy Policy

How richdemoors.com collects, uses, shares and protects your information, and the choices you have. Plain English, nothing written to be clever.

The short version. If you fill in a form here, I get your name and how to reach you, and I use it to reach you back. I do not sell it, rent it, or hand it to a lead company. This site does use Google's advertising tag, which measures my ads and lets Google show them again to people who have visited, and you can switch that off. If you only read the site and leave, the main thing that happens is an ordinary server log entry.

1. Who this policy covers

This website is operated by Rich Demoors, a real estate broker licensed in Washington State (license number 25023275), working through Windermere Real Estate / Arlington at 210 E Burke Ave, Arlington, WA 98223. My direct number is 425-346-7143 and my email is rich_demoors@windermere.com. In this policy "I" and "me" mean Rich Demoors as I operate this website.

This policy covers this website. Windermere Real Estate / Arlington maintains its own privacy policy, which covers the brokerage and the property search tool on the Search page. Once you become a client, how your information is handled is governed by the documents you sign with me and by Washington real estate law and my brokerage's record-keeping rules, not by this page.

2. Information I collect

Information you give me. Nothing is collected unless you choose to send it. There are six forms on this site:

  • Contact form: your name, email address, phone number and message, plus optional fields for what the enquiry is about and your rough timing.
  • Home value form (Selling page): the property address, your name, email address and phone number, and your rough timing.
  • Moving form: your name, email address and phone number, where you are moving from, your rough timing, and what you are looking for.
  • Acreage and land question form: your name, email address and phone number, what you are asking about, the property, and your message.
  • Ask about a home form (Search page): your name, email address and phone number, your message, and the home you are asking about. If you arrive from a link on a listing, the form can fill in the home for you.
  • Keys to the Deal notification form: your name, email address and the topic you would like covered.

Every form also carries a hidden field that real people never see. If it gets filled in, the submission is treated as automated spam. That is its only purpose.

Home alerts. The home search opens on app.seneschalhq.com. If you ask it to email you new homes, it keeps your email address, the name you give and the search you chose, and adds you to my contacts. It sends you one email to confirm and nothing more until you do. After that it emails you, from me, the new homes that match your search each morning. Every email has a link that stops them at once, and you can also reply and ask me to stop.

Information collected automatically. Like every website, this one sits on a server that keeps logs. Those records include your IP address, the type of browser and device you use, which pages you asked for, the date and time, and the page that sent you here. Netlify, the company that hosts the site, generates and holds them. They are used to keep the site running, secure it, and work out what is broken.

This site also runs Google's advertising tag. When a page loads, the tag runs in your browser and sends Google information such as the page you are on, the page that sent you here, your IP address, details about your browser and device, and identifiers stored in cookies, so that Google can record when someone arrives from one of my ads and whether they went on to contact me. Section 5 explains this and how to switch it off.

The site also runs two visitor measurement tools: Google Analytics, which counts which pages people visit, how they arrived and how long they stay, and Microsoft Clarity, which records how a visit moves through a page (scrolling, clicks and taps) so I can see what is confusing or broken. Clarity is set to hide what you type into forms. Section 5 explains both and how to switch them off.

Information I do not collect. This site has no accounts or logins. It does not collect your precise location, payment details, or sensitive information such as Social Security numbers, financial account numbers, government ID, biometric data or health information. Please do not put any of that in a message.

Information from other sources. The listings and closed sales shown on this site come from the Northwest Multiple Listing Service and my brokerage's office website, and describe properties, not the people who visit. Testimonials come from reviews people posted publicly on Google.

3. How I use information

  • To read and answer your message, and to carry on a conversation if you want one.
  • To prepare a home value estimate, help with a move, or answer a question about a property, if you asked.
  • To let you know about new episodes of Keys to the Deal, if you asked to be notified.
  • To measure whether my Google ads work, and to show my ads again to people who have visited.
  • To see which pages people use and where they get stuck, so I can make the site easier to use.
  • To run, secure and improve the website and to prevent spam, fraud and abuse.
  • To keep ordinary business records and to comply with the law and with real estate rules.

4. How I share information

  • Service providers. Companies that help run this website and deliver your message, such as Netlify (hosting and form handling) and the email service I use. They may use the information only to provide their services to me.
  • Google, through the advertising tag and Google Analytics described in section 5.
  • Microsoft, through Microsoft Clarity described in section 5.
  • My brokerage. Windermere Real Estate / Arlington, where needed for supervision, record-keeping and compliance.
  • Transaction parties. If you become a client, the people involved in your transaction, such as the other broker, title and escrow company, lender, inspectors and the listing service, as needed to do the work you asked for.
  • Legal and safety. When the law requires it, in response to valid legal process, or to protect the rights, property or safety of me, clients or others.
  • Business changes. If I change brokerages or transfer my business, information about people I am working with may move with it, to keep helping you. You can ask me to delete it instead.

I do not sell your personal information for money. I do not rent it. I do not pass it to lead-generation companies or referral networks, and I do not add you to a mailing list because you asked me a question. Some state laws treat the Google tag as "sharing" information for targeted advertising. That is why section 5 shows you how to opt out.

5. Cookies, advertising and "Do Not Track"

I advertise this website through Google Ads. Google's tag on this site records when someone arrives from one of my ads and whether they went on to contact me, and it allows Google to show my ads again to people who have visited. To do that it reads and sets cookies and similar identifiers on your browser. This is measurement and advertising, not a dossier. I never see the identity of anyone in those audiences, only counts.

Third-party vendors, including Google, show my ads on websites across the internet. They use cookies to serve ads based on your past visits to this site. Google's use of advertising cookies enables it and its partners to serve ads to you based on your visits to this site and other sites. You can learn how Google uses information from sites that use its services at policies.google.com/technologies/partner-sites.

How to opt out. You can switch personalised advertising off at Google My Ad Center, and you can opt out of interest-based advertising more broadly at optout.aboutads.info. Your browser's own settings let you block or clear cookies, and this site works fine without them.

Do Not Track and Global Privacy Control. This site does not currently change how it behaves when your browser sends a Do Not Track or Global Privacy Control signal. To stop the advertising tag, use the opt-outs above or the cookie controls in your browser, or contact me and I will help.

Google Analytics. Google Analytics uses cookies to count visits, the pages viewed, how visitors arrived (including from my ads) and how long they stayed. I see totals and trends, not who you are. You can switch it off with Google's Analytics opt-out browser add-on or by blocking cookies in your browser.

Microsoft Clarity. I work with Microsoft Clarity and Microsoft Advertising to see how you use and interact with this site through behaviour measurements, heatmaps and session replay, so I can improve the site. Clarity uses first-party and third-party cookies and other tracking technologies, and what you type into forms is hidden from the recordings. Microsoft's privacy statement explains how it collects and uses that data. Blocking cookies in your browser stops it.

Apart from the Google tag, Google Analytics, Microsoft Clarity and the embedded videos and posts described in section 6, this site does not run analytics or tracking scripts. Its fonts and images are served from the site itself, and the payment calculator on the Buying page runs inside your browser, so nothing you type into it is sent anywhere.

6. Other companies and websites

A few things on this site are served by other companies. When your browser loads a page, it asks them directly for those pieces, and in doing so tells them your IP address and roughly what you are looking at. You should know who they are.

  • Netlify hosts the site and handles form submissions.
  • Google supplies the advertising tag on the site's pages.
  • Facebook supplies the video players embedded on the Gallery page. Facebook can see that your browser loaded them and may set its own cookies, whether or not you have a Facebook account.
  • Instagram supplies the posts and reels embedded on the Gallery page. They load a script from Instagram when you scroll down to them, so Instagram can see that your browser loaded them and may set its own cookies, whether or not you have an Instagram account.
  • Seneschal (app.seneschalhq.com), software I use for my business, runs the home search the Search page opens and sends the home alerts you ask for.
  • Links out. There are also plain links to places like Instagram, Facebook, LinkedIn, Google Maps and Google reviews, Windermere, the NWMLS and various county and government pages. Once you click one of those, you are on their site under their rules, and I do not control them.

7. Calls, text messages and email

If you give me your phone number or email on a form, you agree that I may call, text or email you about your request, for example to answer your questions, arrange a showing or valuation, and follow up. This website does not send automated marketing texts. Message and data rates from your carrier may apply, and how often you hear from me depends on the conversation.

You can tell me to stop calling, texting or emailing you at any time, by replying "stop" or by any other reasonable means, and I will. Agreeing to be contacted is not a condition of buying, selling or any other service.

Washington law allows a commercial text message to a cell phone number only if you have clearly and affirmatively agreed to receive it in advance (RCW 19.190.060). I will not send commercial texts to a number unless you have. I do not share your mobile number, or your agreement to be contacted, with any third party or affiliate for their own marketing.

If you ask to be notified about Keys to the Deal, I will email you about the show. Every such email includes a way to unsubscribe, and you can also just ask me to remove you.

8. How long I keep information

Form submissions stay in my Netlify account and my email for as long as I need them to respond to you, follow up on your request, and keep ordinary business records, and I clear them out when they are no longer needed. Enquiries that turn into a transaction are kept as long as Washington real estate record-keeping rules and my brokerage require. Server logs are kept on Netlify's ordinary retention schedule. Information held by Google is kept under Google's own settings and policies. After that, information is deleted or made anonymous.

9. How I protect information

Pages and forms on this site are sent over an encrypted (HTTPS) connection. Form submissions are held in a password-protected hosting account and delivered to me by email, and I read them myself. No website, email or storage system is perfectly secure, so I cannot promise absolute security. If a breach affects your personal information, you will be notified as Washington law requires.

10. Your rights and choices

Whoever you are and wherever you live, you can ask me to:

  • tell you what information I hold about you, and where it came from;
  • correct information that is wrong;
  • delete information I hold about you, unless I must keep it to meet a legal or record-keeping obligation;
  • stop contacting you;
  • stop using your information for advertising; and
  • give you a copy of the information you gave me.

Washington has not enacted a general consumer data privacy statute as of the date at the top of this page. Some other states, such as California, Colorado, Connecticut, Oregon, Texas and Virginia, give residents additional rights, including the right to know, access, correct, delete and port information, and to opt out of the sale or sharing of information, targeted advertising and profiling. I do not sell personal information and I do not profile you. I will honor a request from any resident of any state to the extent the law requires, and will not treat you differently for making one.

How to make a request. Email rich_demoors@windermere.com or call 425-346-7143, and use the same email address or phone number you used with me so I can match your request. I may ask a few questions to confirm it is you, and will not ask for more than I need. I will answer within 45 days. If I need more time, I will tell you why, and I can extend once by up to 45 more days. There is no form for this and no fee for a reasonable request.

Appeals. If I decline your request, you can appeal by emailing the same address with the word "Appeal" in the subject line. I will answer in writing within 60 days and explain my reasons. If you are still not satisfied, you can contact the Washington Attorney General (see section 16).

Authorized agents. You may have another person make a request for you. I may ask for your written permission and to confirm your identity with you directly.

California "Shine the Light." California residents may ask once a year which personal information was disclosed to other companies for their direct marketing. I do not disclose personal information collected through this website for that purpose.

11. Health information

This website is not designed to collect consumer health data, and I ask you not to include health information in your messages. If I receive any, I will use it only to answer you.

12. Children

This site is meant for adults doing adult business. It is not directed at children, and I do not knowingly collect information from anyone under 13, or knowingly sell or share the personal information of anyone under 16. If you think a child has sent me something, tell me and I will remove it.

13. Visitors outside the United States

This website is meant for people in the United States. If you use it from another country, your information will be handled in the United States, where privacy laws may differ from those where you live.

14. Fair Housing

I follow the Fair Housing Act and Washington State fair housing law. Nothing on this site, and nothing I do with information collected here, is used to treat anyone differently on the basis of a protected class. The brokerage's fair housing notice sets out the detail.

15. Changes to this policy

If I change how this site handles information, I will update this page and move the effective date at the top. If a change is significant, I will say so on the site. Using the site after a change means you accept the updated policy.
