Talk to a lender first

Before we look at anything, you want a pre-approval in hand. It tells you what you can actually carry, and in a competitive offer it is the difference between being taken seriously and being skipped. I work with Michelle Schmidt at Movement Mortgage, and you are welcome to use your own.

We go look

Photos hide grade, noise, water and access. I have spent my working life looking at how ground drains and how a truck gets in and out of a driveway. On acreage that matters more than the kitchen.

We write it properly

Price is one term out of many. Timing, contingencies, what conveys and who pays for what all move the deal. In Washington the inspection, financing and title timelines are counted in a specific way, and missing one is how people lose earnest money.

Inspection, appraisal, title, escrow and the walk-through. Chicago Title handles closing on most of my transactions. You will hear from me at each step, not only when something is wrong.
